THE SHORT VERSION
What is refinancing a home loan?
QUICK ANSWER
Refinancing means replacing your current home loan with a new one, either with a new lender or a better deal from your existing lender. People refinance to get a lower rate, change loan features, access equity or combine debts. A broker compares your options and manages the switch.

FAQS
Refinance home loan FAQs
How often should I review my home loan?
At least once a year, and whenever your fixed rate is ending or your circumstances change. Lenders often offer sharper rates to new customers than existing ones, so a review shows whether you’re paying more than you need to.
What’s the best refinance rate?
The best refinance rate depends on your loan size, deposit or equity, income and the features you need, so there’s no single rate that suits everyone. Rates also change often. A YBR broker compares refinance options from our panel of 50+ lenders to find a competitive rate that fits your situation.
Is refinancing worth it?
It depends on the rate difference, the costs of switching and how long you plan to keep the loan. Your broker compares the savings against the costs, so you can decide with the full picture.
Does refinancing affect my credit score?
A new application adds an enquiry to your credit file, which can have a small, short-term effect. A broker narrows down suitable lenders before you apply, so you avoid multiple applications.
Can I refinance if I'm on a fixed rate?
Yes, but you may pay break costs if you leave before the fixed term ends. These can be significant, so your broker will check them with your lender before you decide.
Will I pay LMI again if I refinance?
Possibly, if you borrow more than 80% of your property’s value with the new lender. LMI doesn’t transfer between lenders, so your broker will factor it into whether refinancing is worth it.
How long does refinancing take?
Usually a few weeks from application to settlement, depending on the lender, the valuation and how quickly your documents come through. Your broker manages the process and keeps you updated.
Can I refinance to access equity?
Yes. If your property has grown in value, you may be able to borrow against that equity to renovate, invest or consolidate debts. The lender will assess your income and expenses for the higher loan amount.
Should I ask my current lender for a better rate first?
It’s worth asking. Your broker can show you what other lenders on our panel offer, which gives you a clear benchmark whether you switch or stay.
